– Parties need permission, extra fees might occur. No smoking inside the Villa air-conditioned areas, no shoes inside
– Electricity needs to be paid as you use it, 7 THB per unit kVA Please be advised… the standard rental rate is for up to six (6) guests staying in the Villa, inclusive of eventual joiners… if you have more than 6 persons staying in the Villa you have to pay extra, 15 USD or 500 THB per person per night. The maximum allowed person in the Villa is 20. Over 12 persons you might have to pay a party fee, please ask us!

Cancellation policy
50 %  refund for cancellations if the check-in date is at least 30 days away. No refunds for cancellations made within 30 days of check-in.
